AYR’s various divisions have the expertise and management to arrange finance with favourable terms. Our sources include Investment Funds, Fund Managers, Private Investors, Companies listed on the Stock Exchange and major International Banks. The funding is subject to the viability if the project.
AYR Capital Management is an International investment and advisory group. AYR Capital Management is focussed on equity and investment funds from China, South East Asia and the Middle East. We have capabilities in structured finance, the creation of syndications and management of asset and cash flow-based investments. We are part of the AYR Corporation Pty Ltd, an international management and investment group focusing in the areas of natural resources, energy and property and infrastructure development.

Project Development Finance
By understanding the phases in development finance of a new project such as property or infrastructure, from pre-development, acquisition, construction to permanent (if required) we are able to negotiate and arrange structures to reduce interest and fees. Having a full understanding of the financing of these phases we are able to structure better finance terms and conditions. Financing phases, uses and sources are described briefly below.
- Predevelopment: Architectural, engineering and consultant costs fund loans;
- Acquisition: Land costs; title and legal fees
- Construction : Construction and architectural costs
- Permanent: Repayment or conversion of acquisition, construction and predevelopment loans
Syndications
We have the ability to arrange or offer Investment Syndicates to private investors. Participation in new projects by way of investment syndication membership combines the best features of project ownership with a reduced risk. As investment into a Syndicate will afford the investor ownership of a greater range of opportunities that one may not afford if they invested alone.
Joint ventures
Depending on our current spread of assets and investments, we are willing to enter into a Joint Venture with other partners or interested groups. We are willing to provide both its services including cash equity into new opportunities.
Depending on the scale of the Infrastructure project and the amount of funding required, we are in a position to introduce one of our stock exchange listed partners to form a Joint Venture. Our other Joint Venture partners include some the larger Chinese State Owned Enterprises (SOE) that has access to greater capital.
Fund Management
We work with several Fund Managers who are able to enter into a pre-purchase agreement before completion or provide equity finance. A pre-purchase by a Fund helps to facilitate development finance with less equity required as there is a clear exit after completion.
